Mould spores, given the right conditions, can develop in as little as 24-48 hours once moisture is present. Places which are dusty, dark or without air flow are more susceptible to mould growth. It’s important to deal with moisture, damp or water leaks as soon as possible, as you often won’t see or smell the signs of mould for a further 18 to 21 days.
Depending on where the water damage is, if left too long it can cause serious and sometimes irreparable damage to your property and contents. We advise acting as soon as possible to make sure that the damage is reversible.
If not, timber floors will swell and begin to cup or buckle, cabinets and composite materials will also swell, and if left for over two weeks, moisture will likely begin to cause mould which would need to be treated, or the damaged material removed.
This is especially an issue if, for example, there is a slow leak from a refrigerator which is not visible. Over several weeks the slow leak may be spreading moisture underneath the floorboards, between the subfloor and the boards, and will only be noticed once signs such as cupping floorboards begin showing.
This is when we would need to do a full assessment to locate and fix the source of the leak, assess the damage, and come up with a remediation plan. This could involve drying the damaged areas, or it could require replacement of damaged areas if the water damage has been ongoing for a significant time, as mould must be treated or removed effectively to ensure the building is safe and healthy.
You may notice that the boards are cupping, which means they are lifting up on the edges of the boards, creating a ‘wavy’ floor surface. You may also notice the finish wearing off more than other areas, or you may smell a musty odour which would indicate that the water damage has been existent for some time.
This would depend on your individual insurance policy, and the cover that you have been provided. Most home insurance policies should provide cover for water leaks, overflows, or burst pipes, provided that the issue is not something that the property owner knew about and could have prevented.
Making sure that your property is well maintained, and checking regularly for leaks, is an important part of ensuring that you are well covered by your insurance company.
